In this blog, Bart Schaillee (Belux Sales Director at Banqup) reflects on his guest appearance on KMO Insider's Tendens in Business podcast. Read his key takeaways below on the future of property management and our partnership with Syndi.be.

Anyone who manages an apartment building or Homeowners Association (HOA) knows the specific administrative and financial hassle involved. High bank fees, manual wire transfers, tracking payments and invoices, the risk of fraud... a smooth workflow requires the right support and digital tools.

Where is the real estate sector heading over the next 3 to 5 years? And how do we ensure property managers seamlessly keep pace with changing legislation?

In a recent episode of KMO Insider's Tendens in Business podcast, I sat down with Steven De Herdt (co-owner of Syndi.be) to discuss how our smart partnership simplifies day-to-day administrative work for property managers and HOAs.

Haven't listened to the episode yet? Here are the main insights from our conversation:

1. The specific financial needs of an HOA

A Homeowners Association (HOA) has a unique structure: it is a legal entity, but not a standard commercial business. Because standard banking processes don't always align seamlessly with this setup, managing HOA accounts often leads to additional administrative steps and higher management fees.

Did you know that HOAs sometimes pay over 400 euros a year just to keep a bank account open? Opening an account or updating mandates also traditionally takes up a lot of time and paperwork.

2. Partnership between Syndi.be and Banqup

To streamline this data flow for property managers, Banqup joined forces with Syndi.be, the premier data platform for the HOA market.

At Banqup, we provide an all-in-one business platform that supports organisations with e-invoicing, digital document management, and automated payments. As a licensed payment institution (supervised by the National Bank of Belgium), we can also issue Belgian IBAN accounts directly.

Through the integration between Banqup and Syndi.be, we connect these document flows, invoicing, and bank accounts via API integrations directly into the property manager's trusted software.

What's in it for the property manager?

  • Fast onboarding: Open a digital HOA account within hours—completely paperless.

  • Less manual data entry: Incoming invoices are automatically linked to the correct HOA account.

  • Bulk payments: Approve and process multiple invoices for different buildings in one clear step.

  • Work in your familiar environment: All functionalities run seamlessly in the background within the property manager's existing software.

3. Security and trust at bank level

Since property management involves handling significant budgets, a secure financial environment is paramount. In the podcast, I emphasized that we guarantee data and transaction security across our platform in several ways:

  • Built-in ID and mandate verification: Access and actions are always verified via eID and strict KYC (Know Your Customer) procedures. This ensures complete certainty about who logs in and what actions they are authorized to perform.

  • Strict banking and security standards: The platform adheres to the highest European data security and digital identification standards (such as ISO 27001 and eIDAS) and acts as a certified Peppol Access Point.

  • Transparency for property owners: Owners gain clear visibility into the financial health of their building. This 'open channel' builds trust and reduces the risk of mismanagement or administrative errors.

4. Our vision: compliant by default within 3 to 5 years

Our shared ambition with Syndi.be is clear: we want the sector to evolve toward an environment that is faster, more transparent, and fully digital.

Our goal is for property managers to become "compliant by default". This means that all legal requirements, security standards, and administrative obligations are automatically handled in the background within our software. That way, property managers have their hands completely free to focus on what truly matters: managing real estate professionally and providing peace of mind to property owners.
